Obviously these are subject to change at anytime, but to show the difference - currently rates for permanent loans are around 3.9% - 4.5%, Bridge would be more like 5%-6.5% and hard money is usually 6.5%++ and will usually have points to get in and out of the loan.Also, as far as lenders seeing you as an "experienced investor" vs. beginner...

There are absolutely private lenders in your area, you need to do 3 things:1. spend a lot of time networking2. practice finding GREAT deals3. prove (not promise) that you are a reliable and responsible caretaker of other people's money the road uphill is certainly worse for beginners because how can you prove 1 & 2 when you've never done a deal?
