My background:After working 19 years for the federal government as a federal law enforcement I became ill at work.

I used the standard government lease agreement which doesn't have it, and at the time (2 years ago) I was fairly new to being a landlord and wasn't aware of that, and i just went with 'I'll trust the tenants to keep the place'. 

We may see deflation in those areas.The government can always change how it measures inflation like they've done before which means we could see minor inflation in the news and major inflation in real life.

The federal government gives you a certain amount per mile.

Typically if there is an agent involved, each one will get 3% on top of your government closing fees. 

Unfortunately, each state has its own laws and regulations that govern when an eviction can take place, so what is applicable in Texas, for example, might not work in California.

There is a private agreement between the Trustee & our LLCs that govern the relationship & responsibilities. 

There was a real boom right after I purchased my property (some years were as high as 30%), but then the government imposed a lot of very strict purchasing and lending rules (I live on Vancouver Island, and Vancouver had skyrocketing house values which trickled in over here) which grinded that growth to a halt.

Looking ahead, investors will continue to watch for news about medical advances, vaccines, government stimulus programs, Fed monetary actions, new coronavirus outbreaks, and plans for re-opening (and closing) our economy.
