N Monterey County has some decent investment possibilities, especially if you have will to take on a fixer.San Jose/ Bay Area buyers are starting to head south looking for deals.

But the 5% program is less PMI and no UMIP but it is only available n certain areas and if you do not currently own property

If you are looking for fix n flips you are gong to have to find the right wholesaler and get on their email address.

My wife and I would love to see if somebody would be willing to let us look over their shoulder on a fix n flip project in the northern San Diego Area.

I have a couple of rentals in Gulfport and N St Pete I bought in 2012 which have a small positive Cash flow and have appreciated in value a decent amount.

As for fix n flip, you would have to be a lot more selective on the properties and most will have to have a creative renovation to create something unique.Would love to discuss your options if you have some time, let me know, thanks!

There are still opportunities in the N Chas/Summerville/Goose Creek/Ladson areas under 100k, but the numbers are very thin in those ponds because there's a lot of competition in the lower priced properties.
