About $2,000 on a $2,800 PITI.Because we’re near the metro and in an area popular with the military, as well as doctors and school faculty, I think mid term rentals will be consistent tenants for us.With that in mind, I believed you can cashflow a few hundred bucks with mid term tenants and/or long term if the space is set up for multiple tenants.That’s our plan and we’ll pivot as we learn more and test theories!

OK, I have never had a property (rental or personal residence) with a coal furnace but I understand that in the area, coal is still a popular heating source.We are looking at a rental property (duplex) that has electric baseboard heat on one side and a newer coal furnace on the other side.The question is how much of a deterrent to someone renting the property with a coal furnace?

Hi Marc,Not market info, but just some thoughts on investing far from home.Bentonville AR. is so NOT Queens, have you ever been there (you might really like it).Visiting in person and talking to some local brokers about the different neighborhoods and then driving them, day and night, might be a good 1st move.If you go, you might want to try Grits with your breakfast (kind of bland--but at least you can say you have tried some local quisene).You could try eating at a popular restaurant like the local Golden Corral Buffet, and get to see a good cross section of who lives in the area.Get to know the area, get to know your potential customers (and what they value in a rental--which might be light years different than in Queens).You might find a lot of people in the fishing hunting crowd too.

These are the "Why" I am interested in investing.I could also pursue a place in Toms River New Jersey, by Seaside Heights which is a popular summer location by the beach where I was born and raised and also have roots.Finally, I could think about pursuing Greenville, North Carolina where my Wife has roots, or Naples Florida where my parents currently live and are developing incredible friendships I could use to my advantage.Does anyone have knowledge about investing in any of these locations, would anyone be interested in getting to know and working with me to purchase my first property in one of these locations, which could be mutually beneficial.
