I have been working on it for the last year and have brought it up point-wise; however, there are some things that still need correcting.Should I try to get pre-approved first (as if I were buying my own single family home)?

Just map out 10 or so and go and speak with their commercial department.I do on smaller projects and depending on what Apartment deal I have in the works (location wise) I'll work with one of my local banks who've I built a good relationship with and built a track record with!

That said I think it’d be wise to use a more conservative rate given it’ll change.

Penny wise and pound foolish to be afraid of a couple hundred dollar fee on a 30k job.

That’s been the main thing stopping me so I’ll just have to manage my time wisely!
