I prefer to NOT inherit tenants and select my own. 

This is an investment "outside" of the Solo 401k and probably a bit more widely understood among real estate investors. or2.

Window looks fine. 30" wide window is good as it will work with your sink size. 

I'm assuming there's a reason nobody's blown that door wide open.Anyway, to the original post, the most frustrating thing you can do in this business is to try to make an unmotivated seller motivated. 

But that is only part of the equation as the assessment can vary widely in my area.  

Now it is up to you to select the correct tenant, to screen out the poor one..

Use insurance not business entities.You may qualify as a sub-S tax selection with an LLC, but your K-1 will be the same as if you didn't have the LLC, the advantage is more to justifications for business expenses that may be harder to take as an individual.

I was looking at Home Depot and most of the selection has more ornate design than I want or is MDF which just seems cheap to me.  

Down-select lenders and try to grow a "relationship" with them such that they'll provide a guidance line of credit.
