thank you and i like all feedback.to me its a race since the prices are going up and i want as many as i can get RIGHT now. as long as i can pay the taxes and a small mortgage (~5k per year), it really does not matter when i update it. also, a deal now will not be there in 2 months when i do have the cash and i still get mad thinking of deals that i lost in my own neighborhood while walking with the kids.

I had a pro offer me a turn key cash flow positive but in Chicago but I don't know anything about the company nor the area so I decided to walk away from it for now.  

I just need someone to walk me through a real life scenario where after insurance and umbrella insurance is used up LLC helped in asset protections.

By walking/driving the neighborhood during the day and at night.

They aren't too close to the streets and in no place that would block a walk way.I mapped out where I was going to place signs using Google Maps, so I'll remember everywhere I need to collect them from once I get to the point of needing an answering service & using a different #.

I'd also perform a move-out walk through and use the deposit for repairs if necessary.

I do think the property alone is worth 250 if not more being that it's ocean front and in a great neighborhood within walking distance to town and the beach etc.

Just remember you have to walk before you run, nothing wrong with starting with 1 property.

Not saying that you got a bad deal just I would do a lease audit and walk every unit.Good luck and many happy returns.Nicolas Paez

I have only ever looked at a property in the "hood" one time and I didn't like the fact that I literally walked out to people casing my car.
