Yes, we will be splitting profits evenly between us each month as distributions, except for a portion that will stay in the company.

Through this endeavor, today both properties have doubled in equity but more importantly, I have also accumulated additional equity in the form of vital real estate intellect and experience that has also resulted in my first commercial property acquisition last Spring. 

I have no car loan, so maybe on my next purchase I'll borrow for a portion of the purchase.

Second, I would not be in any big hurry to rent to a lawyer, either. 99% of the lawyers I know are exceptionally fair-minded people and would generally make fine tenants, but they're also far more likely to want to argue the meaning of "ordinary wear and tear" when it comes time return only a portion of their security deposit. 

Depending on how you want to structure the deal the partner you bring in could manage, get a portion of the equity, and have some sort of incentives or bonus for increasing the financial performance.To give you a real world example one of my close friends and someone who I hope to work with has a deal for a 46 unit complex that he has been offered in the near future.

Another thing we are considering is using a portion of the sale to invest a percentage in a SFH here in Oregon that my I can live in and then pay her rent appropriate to the percentage she invests in, and I can use her deposit to cover the 20%+ needed for the loan to drop the PMI.

The construction portion of the loan is where you may run into trouble.

It may also be wise to contribute a least enough to satisfy the employer match portion.
