Second, I would not be in any big hurry to rent to a lawyer, either. 99% of the lawyers I know are exceptionally fair-minded people and would generally make fine tenants, but they're also far more likely to want to argue the meaning of "ordinary wear and tear" when it comes time return only a portion of their security deposit.

Depending on how you want to structure the deal the partner you bring in could manage, get a portion of the equity, and have some sort of incentives or bonus for increasing the financial performance.To give you a real world example one of my close friends and someone who I hope to work with has a deal for a 46 unit complex that he has been offered in the near future.

Another thing we are considering is using a portion of the sale to invest a percentage in a SFH here in Oregon that my I can live in and then pay her rent appropriate to the percentage she invests in, and I can use her deposit to cover the 20%+ needed for the loan to drop the PMI.
