The CoC is great and we don't have a mortgage on the condo, however the current market value of the condo is about ~200k, so very less appreciation in last 10 yrs.Should I sell the condo and invest ~200k (minus fees) to buy an investment property with 30-40% down in an area (Durham, Raleigh) where I could expect greater appreciation down the road.

However, there are issues that arose in which we may need to sell immediately due to possible developments going in which could damage the homes value.

I'm reminded from non-RE friends about how I take risks with real estate and I should be try to be mortgage free but when I look at my stocks, I have no control over the value other than to buy or sell. 

Looking to build a network of connection not only to increase my net worth but to add value to this community as well.

My question is how would my initial capital be valued here?

I live in Southwestern Connecticut, and am looking for places that are not only ideal for escaping the winter months but also have strong potential for rental income/future resale value of the property.

(I update all my rental property values annually).
