She should have received the signed contract over two weeks ago, but was on vacation with the holiday.

Hello folks,Anyone have a clever means of finding the new local address of vacating tenants that (shudder the thought) might end up owing you once they relinquish possession? 

The mortgage that was vacated was originally $130k (curious because the property isn't worth half that)Called city to see if there were any open code violations: there were none.  

In in our home area we are allowed to ask for a unit to be vacant if the buyer, or a member of her/his immediate family, are going to occupy it or if a renovation requiring the unit (or building) to be empty is to be undertaken (the renovation must start within 6-days of the unit being vacated).  

Also in the case of a fire or property damage in which the tenant must vacate you should have addressed in your lease.

We give vacate notice on the 4th or 5th if no response and file for eviction after 3 days is completed.

This is very lease specific, and situation specific, so hard to offer much without seeing the lease provision and learning a little but more about what you intend to do with the property once they vacate, if you don't mind sharing.

And this year I'm turning 40 in October, so I'm planning a long awaited and hard earned vacation in the Caribbean with my hubby at the end of the project.So anyway, thanks for letting me vent a little and introduce myself to you all.  

They will resent missing a few vacations or driving their car an extra 50,000 miles because you are trying to get the down payment for that next property if they don't share your vision and priorities.
