In in our home area we are allowed to ask for a unit to be vacant if the buyer, or a member of her/his immediate family, are going to occupy it or if a renovation requiring the unit (or building) to be empty is to be undertaken (the renovation must start within 6-days of the unit being vacated).

This is very lease specific, and situation specific, so hard to offer much without seeing the lease provision and learning a little but more about what you intend to do with the property once they vacate, if you don't mind sharing.
