making continuous upgrades What was the outcome?

I have a great long-term tenant that has completed a lot of upgrades and intends on purchasing the property as soon as she can bring her own financing(identity theft victim) or I extend her owner financing.Does it make more sense to do a cash out refi or utilize a HELOC? 

Plenty of room in the future for rent increases and upgrades.

I haven't personally used BRRR on a property, but I know multiple people that have used a VA loan for the BRRR strategy.Using a VA loan is basically an upgraded version of FHA, from the way I understand it.

If you are there working these days don't count against your 14 days.I am always painting, repairing, upgrading when I am there.

I'd like to spend no more than say $2K on upgrades. 

MF ALL NEED WORK, utilities separated/upgraded & are being subjected to very strict fire safety compliance (we had to design, install & add 24/7 fire sprinkler system monitoring).

I looked at comps and there is one place charging 900 on my street but it beautiful and required a lot of upgrades.
