In the apartment industry, typically $250-300 per unit per month is held by the banks in escrow, but R&M can be much higher - Utilities - Is there any common-area lighting?

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I saw in my local newspaper about a home going up for foreclosure and I think it has the possibility of being a good starter investment for me.

I typically find a new tenant before they leave, or shortly after their leave, which prevents me from any losses and puts more money in my pocket.

Not into prop mgt but full time RE investing/agent work.TN does not have "crazy rules and regulations" not sure where that came up.
