I think there will be many changes to come on the loan side of the equation for all types of financing.   

I found out that the seller is very motivated and is offering ALL types of creative financing options with rates as low as 3.75%.

You'll be required to document that you can keep your existing job while moving to another state, or you'll have to document a new job you have in that new state.If you have a remote job, this is relatively easy to prove (email/letter from HR) and can be a great way to house hack.

Like others said I am not a lender BUT I have seen people get creative with situations like this with DSCR loans and other types of loans.

Then you would need to look at the pure cash flow play of what type of rents can you get and is your cash flow return adequate to make the deal worthwhile, even if the residual value isn't there in the short term.

I would look into getting a registered agent address lots of offerings for this type of service it will help a little with privacy and peace of mind but you can and will be found...For example my county took out the name search for property records but if you go to the tax claim bureau site you can still easily search by name and business name.
