I have done a similar variation on this strategy though (see below)A few more ideas...Cons: Tenants who already have plenty of furniture (and then some) may be turned off; Turn overs can be tougher with more items to clean, inspect, track, or move (work around) for painting, cleaning, etc.

The best solution is Google's Adworks, and that will take some trial and error.  

There might even be other variations that I did not mention in that prior post.

Most folks do not get a court order eviction ,there is no paper trial .I tell all new renters I must talk to last land lord or no deal.I have had one try to cheat using a relative  as a land lord ,my back ground person  caught it .

I'd tell the couple that company policy is to not rent to felons but that you think you can get it approved with a larger deposit, a 6 month trial period lease and first month last month up front.

Its 2008 all over again with expected differences.Remember that there is always a silence before the storm and only well seasoned investors  will see slight variations.

Bulletproof the entire property on the front end.Hire multiple property managers, as a trial, to find the best one for you.
