My current partner and I bring some very different skillsets to the table.

They all have a part to play in getting you to the closing table and completing the project. 

This is the MF forum...If its MF you may want to check what you can replace it with so the residents are still happy.Pick nick tables, fencing etc..If its single house then perhaps replace it with evergreen bushes. and you are in the wrong sub form...

But it's obvious the Seller is just not interested in selling anymore because that didn't persuade him to the closing table.

I will be looking in the 16-32 unit range.Given my lack of experience I will need to bring a lot to the table in order to raise money from investors.

If the deal is not as appealing after the research, bring on to the table, I am sure the agent and seller will be more than willing to work with you in such uncertain times, you may even get a bigger bargain overall.P.S.I am from Los Angeles and am coming to Dallas in mid May to potentially buy a triplex and move to Texas.

Some I left some money in which required me to bring cash to the table, but I always pay back my investor first.  

He will not be bringing any financing to the table, but once again has the knowledge of which I will have to go through a larger learning curve if I don't partner with him, though I truly believe I can learn eventually.

I do not have all the financial backing a typical investor would come to the table with.

I bring to the table that I have never owned a home, will owner occupy, have great credit and can afford the down payment and other acquisition costs x2 over.
