Self-managing your own rental property can be challenging for a number of reasons:➡️Time commitment: Managing a rental property requires a significant time investment.

I can essentially serve as a property manager: tending to the house (cleaning, maintenance, etc), working and coordinating with any affiliated contractors, and I can even perform rent-roll, T-12, or DCF financial analysis for you on the property, or look for other properties as well.

Unfortunately you're not going to find a "chill underwriter" to get you around FHA guidelines, unless by "chill" you actually mean "commit mortgage fraud" which I'm sure you don't.

If you get 100% financing you can to r&t refi up to 80% LTV and reduce the amount of cash left in each deal. 

I just want to pick your minds for a bit, and would like t to know what are some issues or problems are you having with current wholesalers and what can we do to resolve these issues to better serve you ?

If you are not committed to seeing that it's properly managed - by you or someone else - you're wasting a lot of time and money.

Although I do not have my investment property in Mexico yet, I plan to (buy one this year), and am committed to figuring this out.
