Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I’m not sure how much personal debts matter since I see a lot of people recommending investing under a LLC.

If you don't have a bucket full of cash, i'd recommend doing a couple fix and flips at first.

I'm not personally associated but know the folks and highly recommend them.

And it is usually difficult to recommend areas without context, as you never know what price point and property class someone is targeting.

I would also recommend including a sample deal evaluation.I heard about this on a BP Podcast about a year ago, and I used to start a bunch of investor relationships.Investors want to know how you will approach a deal.

The recommendation here is to always get prequalified (it's free to do) and that will prevent us from losing money when we make offers.Check out this post I wrote on finding good lenders HERE. 

I checked with one of the lenders recommended in the lender finder but I don't qualify due to the amount of the HELOC not reaching the minimum pull out amount of $50K.

This thesis statement was driven by the collective understanding that there are significant rental inventory supply issues in most markets in the country.
