I found Roofstock.com to be very helpful in determining rent value, expenses, current tenant history, and management options but I was wondering if successful investors actually use this website.

If so, was it successful? 

My friend is a real estate developer who has successfully bought, renovated and sold/rented out a few small apartment buildings in the area (I live in the Bay Area so there are plenty of 4-8 unit buildings).  

Is anyone else in Texas successfully working WLO?  

By Comps or by putting in successive prices for the properties until the analysis s give me the monthly cash flow and Cash On Cash Return I want OR have a RE Assessor do a drive by assessment?

I’m confident that I can find moderate success with the network and skills that I have; however, I‘d like to make sure I‘m thInkIng about this the rIght way.I’m under a few assumptions that I’d like you all to either support or poke holes in.
