If you look at many newer homes, people have payed to have their floors worn and beaten, you have it for free.

If you plan to stay there a long time 10+ years then likely the value will be the same or likely greater even if prices soften in between.

But when you ask that PM to find subs , they will make money on the front end or the back end , they wont provide their relationships for free .Contracting is more about relationships than the work .

So you have to decide if it’s worth saving 25% of your gain to stay put 5 months longer.

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit).
