If you open a whole bunch of them, that can mess with your available credit line, and make you look like a risky credit bet. 

When a new owner is paying $100k+ per unit you can bet rents won't stay at $700 for long.

Im not sure if its not reasonable to pump out 1k net in cash flow in a multi family in Paterson or union or best bet to invest out of state.
