having a W2 makes financing residential properties SO MUCH EASIER. that's a big reason I still keep my job (and it's kinda awesome)1099 financing isn't actually harder, but it's a 2 year minimumyou can go commercial, but for small loans it's a PAIN to underwrite.

I feel your pain @Andrew Magnowski!!  

So treat your investing as a business, let it grow and grow and before you know it you can easily pay off those loans without feeling pain in the wallet.

I don't mean how it's a pain dealing with HOAs to get repairs done  - I'm referring to identifying the recurring monthly costs for such a small multifamily project.

Keep in mind, for someone experienced to partner up with you they need to have a reason - in other words you need to be able to solve some of their pain points.
