What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Were there renovations, what's the relative market like, do you have stringent leasing policies(min FICO score, no pets, no guests), are you priced too high?

IE we already had a date down and basic title pulled on every NOD in our market so we knew the score finacially or 97% of the score.. 

I didn't want to drive up my credit utilization score more by doing a HELOC or another Figure line.

I have a friend whos in NH that has 80 acres and is building his dream house then wants to build a version of what your talking about here.

Hi Bob this may sound like a simple answer and i wish i could answer without it sounding like some kind of a dating profile answer but it's the answer i can provide i have 20k, an 800 credit score, a house that has equity in it, a long term vision, reliability, and i hold a high value with the sense that a team can move much faster and scale far easier then going it alone hopefully that's a fair response.

I'm looking for advice on how to find a commercial lender to work with, whether my personal income / credit score factors into this? 

If not, you might have to wait until your credit score increases to do what you want to do.
