I have about 20k saved.

I’ve taken wholesaling courses and watched podcasts about them, I set up an S-Corp and I’ve saved about 2k and I feel like I’m ready to start marketing but a constant thing I hear people say is to have a mentor and I guess that’s the one thing I’m missing before I start working, i was going To start direct mail using list source but The cost of the list was 6k and i have no idea if thats a normal price or not ,it would be great to have someone to work with that has more experience, I was thinking about going to a REIA group, any advice would be appreciated thanks!

Leave it to those with the knowledge and save yourself the headache.

They will also save you a lot of time and effort jumping through hoops of permitting, zoning and make the build process much easier.  

I want to have more saved for just in case expenses for life/a potential rental property but also want real time experience and I think this would be a great way to do it.

The non-gain portion will not have any tax benefits.The tax code is very complex and hard to read which is why having a good tax CPA on your side can save you on the front end. 

Would you save more or less than 125k?

Looking for advice on finding the best way to finance this project and how. I have a 4.75 + 5 points for construction loan right now with a local bank.

I currently have about $115k saved up and I'm ready to start investing!
