Use only pet friendly flooring products such as vinyl plank and get rid of carpets if you can, they will just keep getting ruined. 

The pro would be to save thousands on the interest.

Just be sure to read the directions....what I initially thought was a bad tile, turned out to be good...I ended up ruining it because I didnt read the directions.

Assume your tenants are up to no good (especially with this wacko's attitude) until they prove otherwise, it costs you nothing but will save you tens of thousands of dollars, you need to realize that not everyone in this world acts and treats things like you do. 

If his numbers work, getting multiple bids is an option, but in the end his leg work for you would weigh more than a few thousand dollars in savings.

Paying down the mortgage gives me an immediate return by paying down interest, and in a down market I could mortgage the paid-for properties (which are worth about $600k today) to pull a few hundred thousand dollars out to start buying properties at a discount.

Even so, it cost a couple thousand and required daily watering for six weeks before we could back off, particularly with this summer's heat.I'm amazed that there haven't been landscaping companies that have come up with a plan that are tailored to investors with designs that are zero maintenance in year 5, say.  

Ultimately, the biggest thing I learned was to believe in yourself and your ideas.In closing, I just deposited a multi-thousand dollar check and I realized that I had never earned money outside of working for a company before.  

I've looked at the numbers thousand times and it looks like an incredible deal, so I figured I would post it here to see if anyone thinks I'm missing something.These are just numbers shown by the wholesaler -- He says all comps and estimates have been vetted with their contractors and realtors, but I have not physically looked at the property or verified these numbers for myself.
