When we download out banking transactions into our accounting system, each deposit transaction are associated with the appropriate tenant.System scales very well.Partial payments are not problematic for us because regulation deems rent to be late until it, and all arrears, have been paid in-full.So accepting tenant deposits directly into your bank account can be a low-effort scalable method of rent payment.

I would initiate the legal eviction process immediately.Also, if you had to evict a different tenant earlier and now you want to evict this tenant, I'd say it's time for you to review and tighten up your screening practices

Well, considering the lender is more than likely a federally regulated and insured instituion, defrauding them makes it a federal offense and sticking it to them on a transaction because they are the big bank that caused this mess in the first place, isn't the defense i'd want to use in front of a judge.

Apparently that's the usual practice around here.I gleaned as much as I could from the proforma, but you shouldn't take the info on it as accurate.Depending on the purchase & sale agreement your agent uses, it should ask for those documents for you to be able to inspect.
