The land has over 14 million in equity( last appraisel dated 4/2005 appraised at $22,000,000)It is half a mile from a very very popular mall, with high in demand stores adjacent from it,and the area is growing rapidly. it is also zoned OCR, so there is so much that you can do with this development.

But,  we have had a rapidly appreciating RE market for about 7-8 years now,  and median prices are getting unaffordable for anybody who doesn't have well over a 100k salary.  

That compounding/snowball effect allows your deposits to work harder and harder for you each month, to where your balance and interest cost are both dropping rapidly.

Back then I was looking at new high rise structures going up all over North Fresno and thought to myself - " now here is something going on" Even now, growth is still happening at a pace so rapid, my GPS can barely keep up with it - and of course they chose to put high speed rail here in Fresno because it is a hub of activity and has access to the bay area.

Not sure what the plan was to hold until retirement or if rapid appreciation was goal.

In Cedar Rapids you can't have more than 5 unrelated individuals in a house no matter how many bedrooms it has.
