An application, approval/denial letter, lease, checklist, termination and security deposit notice, will cost many thousands of dollars from a lawyer if he drafts it from scratch for you and, for example, if he is not located in Cincinnati he probably will not be familiar with the ordinance requiring deposit alternatives or providing tenants copies of the ordinances and statutes the City requires.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

If you're buying in cheap/rough areas then you're likely going to be getting market rate tenants who, for whatever reason (but usually something in their criminal or rental background) can't rent in better areas and can't qualify for vouchers.Nothing wrong with being a low-income housing provider as an RE strategy, just don't assume that subsidized tenants will be flocking to your units.Good luck!

Multi-family can work out but if you're marketing to travel medical professionals, many of whom work nights and sleep days, you'd need to be able to provide a relatively quiet space and that can be hard to achieve in multi-family properties.

We use Autohost to automate this process via an online check-in system: https://www.autohost.ai/You can also use it to gather additional information and place a hold on their credit card, similar to a hotel.The one downside of Autohost, is that it doesn't have an automated way to collect the ID for all the adult guests (although it collects names + email from the guest).Finally, Autohost can also be used to have the guests sign your rental agreement and agree to your house rules.
