For  marketing purposes their are list services that supply lists based on amount of equity an owner has.

We have a paragraph "REPAIR AND TENANT MAINTENANCE OF PREMISES" dedicated to this purpose and list a number of things they are responsible for, and have them initial that paragraph and an addendum in the lease that lists a variety of repair costs if they are the cause of damage. 

I think in reality they have done and probably still do all the same things that the rest of us do but you only see the best of the best for entertainment purposes only

And do I need to keep up my fico score too for financing/ investing purposes?

I think the guru complaint, for me anyway, is the purpose of the program.

And for what purpose? 

Fortunately for selling purposes the appraiser will have the actual measurement in his/her report.

Escrow companies are designed just for this purpose, but you have to find out what they will charge.God Bless You!
