Depending on the size and age of the house, there could be a couple hundred pounds of copper and at +/-$2 per pound you can make several hundred bucks and cover your skid loader rental.

So cycling out the tenant might be prudent, but there may be a way to target a niche market (large, multiple dog owning tenants, etc).

Don't mean to be harsh, but if you explain to an experienced investor that you are looking for a SFR with a good CAP rate then they are going to think you are a joke, an easy target, or both.

Most of the rentals I target are 3 bedrooms and I can usually get $1150-$1200 month rent with the tenants paying utilities.
