I would be glad to find a mentor in MHP industry to help me to overcome the fears of starting out.

My vote is yes get but I am also more risk adverse until I can get them in to their own LLC.

My numbers are overly conservative both on the ARV (lower than it should be) and the rehab costs (higher than they probably will be) but I do that to help overcome any emotion/overconfidence that seem to challenge new investors.

Analysis paralysis can be easily overcome by posting your deal in the forums for advice. 

How can those fears be overcome?

The distance is a challenge, but we'll overcome it one way or another. 

If we would have gotten into a bidding war that would have been thousands of more dollars that we would have had to overcome and still would have had the same rehab pricetag.

I have paid an attorney more money that I want to find a solution and they want  me to sue the title company.Has anyone had any experience overcoming this obstacle with the county.
