There isn't really a right or wrong answer here...just the answer that makes most sense for you and your situation. 

If you're saying that it would be a better deal for someone to mark it up that makes perfect sense. 

The numbers don’t really make sense to me but that’s non of my business. 

I'm still getting deals that make sense and seeing lots of other deals out there that are ok.

Hi all,@Julie Hill, from my experience you can find banks that do Stated Income (they will not ask you for your Income Tax Returns), the Interest rate is higher but if you find good deals it still can make sense.

The deal makes sense for my COC and $/door minimum criteria, but as i've listened to more experienced people on the podcast, i'm wondering if i need to add a criteria for annual profit to be >$5000 per property because it seems like that may cover potential disasters/capex problems that occur without wiping out property profits for multiple years.

I have seen others do LLC early because their projections and plans for growth were very quick and it didn't make sense to switch everything within less than 1 year.
