We are wondering what loan vehicle (i.e., HELOC, Construction, Rental Purchase, or other) you would suggest using to fund the effort or would you use the funds to purchase an additional home instead?

This proves to be difficult for most people... including me.If your mortgage rate is under 5% it would not be very difficult to find a passive investment vehicle that would have at least a 5% annual return over a 5-10 year period.
