In my mind this protects the downside (of losing your home because you can't pay the mortgage) and allows you to take more risk and invest in properties faster.

@Anthony Pace Keep in mind that 2-4 units is considered residential, and 5+ is commercial.

Understandable, but keep in mind, as soon as you shift that equity to a new property via a 1031, you will be in the exact same boat.

@Anne Williams likely, what will end up happening, is that the property will appraise for your offer price, and you will have overpaid (in your mind) for the property.
