Definitely a switch in mentality for me, but I value your point in scalability.

and I remember fumbling through my mental script but now I'm thinking I should have told him what my heart felt which was 'Well I want them ALL MUWAHAHA....' and then another time a seller had a pretty good package deal on three of his tenant filled homes which I expressed interest but ultimately gave up after failing to sell him in any seller financing.

I got into the oil industry because I felt like I would be surrounded by smart people which would allow me to grow mentally. 

too many get quick rich wholesale mentalities these days.

We've been going back and forth over the contract, I feel like granting them the free rent for a week.My mental block is how to make this happen but also protect myself against them not paying rent for June if the sale falls through.

Things I'm worried about are anything related to rent control, anything related to the tenants rights that I haven't thought about before (like cases of tenant being not mentally there as I know in Los Angeles where I'm from, things like that might impact procedure), etc.    

Make sure you are mentally prepared to take this on.

Someone is going to add the value, you just have to decide if it's you or someone else (and if you can stand even more mental pain to see someone else do it).  

I never imagined that stretching every fiber of my will, determination, physical/mental strength and pushing my body to its limits would have catapulted me into investing in real estate.  

Playing the devils advocate here...If there is a chance she has dimentia or some sort of mental illness I would be very cautious when approaching this deal.
