My question to you all is how did you get started with finding and funding  your first rental property/fix & flip, what was your income source at the time and what mental shifts did you experience in the process of climbing to the levels of success that you experience today?

Speculators mentality is the appreciation will offset the negative cash flow which in their mind is like a continuous rehab.

People move for lots of reasons, job loss, divorce, health issues, family needs them "back home", job transfer, etc.It's more a matter of preference and lifestyle, not just numbers for most people.
