I have a luxury not many people have due to the VA loan.

To me it seems that there is further need for lodging in this area.

Typical two bedrooms here are around $2600 (you read that right) and thats not a luxury two bed.2) Northeastern along with the other universities has some pretty nifty benefits around housing such as decent 401K loans etc.3) I'd look carefully at Hyde Park.

Construction costs seem spot on at $150 a sq ft (Not including land or site cost) When you have scale that is the rate I've been hearing for developers of residential. 185-200 seems the norm (not luxury).We are at $100 a sq ft for our new construction with me as the GC, very very cheap and will most likely increase as surprises pop up. 

The zoning permits both student lodging, and single families, although I noticed in the zoning by-law that if the home is intended as lodging, then only 3 people are permitted.

I am not sure if I can help this young lady but she has a Luxury home in North Carolina.

I think there might be a short-term impact upon the luxury market (houses with values over $1 million), but in the long-term I don't think it will have much of an impact. 

I got to a point where I wanted to steer myself in a direction that I was passionate about……I decided to leave PwC and started a new career with a large luxury home builder, NV Homes.

If there is an agent that specializes in $500k+ luxury homes, they may not understand the investor market.
