Since they've lowered interest rates to zero, rates have fluctuated a full 2% while the Fed fund rate hasn't moved.I imagine that jumbo rates will be more sensitive.

But as an investor, your huge advantage is a combination of lower housing price with growing market rents (due to more people who used to buy currently preferring to wait out the market).

As far as your risk level goes, I'd say you're actually being smart and disciplined (not buying anything unless you're making a profit as soon as its bought) which what i believe you NEED to do in order to not only survive in this business, but to thrive.As for my farm area, No, i havent decided that or figured that out yet.

My 6-plex had a fire and lost two units and it's a remote location for me (2hrs one way).I've always managed it and performed all executive decisions, so I became the general contractor and hired subs for the specific skills for the restoration.Even if I were using a PM, this level of decisions I would never delegate.
