I have kiddos too...it means a lot to me when I can help fellow parents.

I've been house hacking my personal residence for a future BRRRR and definitely have a lot to learn especially about renovating / wholesaling but this residence is a single floor 2bed/1bath, 900 sq home and pretty easy to asses imo.

I'm struggling with whether or not to put up a privacy fence just spanning the back of the lot to block off his yard.

I don't have a lot to compare it to, but I liked it. 

When I have a place about to open up I advertise a 1 day only showing and set the rent at a lot to average market value.

This is definitely a lot to take in and a bit intimidating.

I know it is a lot to ask for, but i have heard some storied on BP of people in similar situations as mine starting off in real estate investing and becoming fairly successful.

So you have a clearing out of the market from greedy sellers who just hoped to hit the jackpot and (swing for the fences) on pricing and those who truly need to sell.    

A lot to sort out from here.Trying to figure out if we should go with lending in our personal names or in our LLC that is being established as we speak.
