@Manny Cirino, I agree that "in the case the agent is requesting 3% you should make the buyer pay this" - but where you lost me was in your reference to going back to the SELLER to make a new offer of $142k, but then tell them sorry, all of that extra $4k would be going to a Realtor after all (even though its supposed to be an off-market deal)!

Sure it used to be six units, but it might have lost the ability to go back to six when it was converted again.
