For anyone that has been a landlord long enough knows 90% of the time a toilet leak at the base is either it is loose or the was ring is bad.

( I use the term average "loosely")-Are there any one on this forum that use the "rent to own/buy" principle with some of your properties and do you find it to work well with the Canadian mind set?

I'd be trying to determine if the market was too hot or had room for growth, how much I would actually cash flow on a rental versus what I'm loosing every month in rent, and if I could get the help of a good realtor to help me identify a distressed property that has room for value add. 

After your purchase, you're still bound by those leases.

HOA owes you nothing and you are bound by the governing docs.

I'm sorta loosing hope...I'm debating on looking into moderately distressed areas in New Jersey for 4-plexs and possibly to invest in and hold, possibly dealing with HAP. 

People have pretty loose definitions of cash flow, curious how you're getting 500 after a paid off property.
