We had one small inheritance that I used for a rental house.  

Two actually ran, all leaked oil.I inherited a problem tenant, which I realized when the rent for month #2 didn't show up.  

I've spent many nights up late writing letters to preforeclosures, absentee owners, distressed property owners, and inheritances.

My brother and I inherited my mothers home in December of 2014 and sold one year later in December 2015.

I am trying to find a way to lessen the effect of my 664, somewhat scarred credit so that I can obtain whatever  financing I need so I can secure a property flip it, pay  back the funding, then move on to the next.About 6 years ago I was working on a project with some guys and we agreed I would pay for a corporation formation, then we would all go in on our own specialties for the project.

The bar is currently making money, and the apartments are not being utilized, but after a quote, would only take about $1,000 a piece to get up and running.The owners are sisters who inherited the property from their mother, neither of which are currently involved with the property other than receiving $600 a month for the rental of the bar. 

The inherited tenant had a text message that they sent him that they thought there were termites and he acknowledged the message.

Typically, those leases are inherited.

You don't want to inherit a non-paying tenant.Good luck
