It legitimizes your operation, and also shows any future lender that you mean business when you put your own money at stake and can slap a bank statement right in front of them.  

I feel it is a legitimate concern to make sure that you start your business not only making the brokerage money, but to also to start your business off onto the track that you want to go.Is it not fair to say that the broker/agent relationship is a two way street? 

At that point what they needed was someone who had cash buyers in their pocket, or the ability to buy it themselves.Sometimes people have legitimate reasons for not wanting to list their property on the MLS (embarrassment, etc.) or need to get out of it quickly for other reasons.

Only way to semi-legitimately combine is to truly rent property A for a year plus before selling to acquire next in a 1031.  

Why folks refuse to believe half of the country has a legitimate disagreement is probably because you don't know what other people actually think.

Most loan officers don't even want to know about my notes and if I need to count the income to qualify for a loan, they groan and try every other option because of the paperwork required to legitimize the note income to the underwriter. 

Legitimate concern or am I off base on that one?
