Now if as the LL if I'm being lazy, dragging my feet, not be smart or efficient to get the problem solved as quickly as possible, then as a tenant, I would be pissed and expect something, so I get that aspectBut as a LL I would make EVERY effort to get them a stove ASAP as soon as the issue came up....

I would call in the afternoon and during the night shift.

I carved out a few afternoons and weekends that I'd work lighter so that I had some time to devote to real estate.

To ask for a "price per sq ft" to estimate a rehab is being lazy, and dangerously so.

If you do end up calling wait until the afternoon, people generally don't appreciate early calls especially on weekends and it could interrupt religious obligations.
