Last comment, if you are using the pricing guides from CMHA as your rent standard, that would be if fair market rent comparisons are available and you pay for everything. 

It can't last forever

I sold 3 of these just in the last 45 days alone with very complex underwriting and it takes time to understand it but same strategy.

You just need enough cash flow to last.

Eviction went to trial last week and that person just started making repayments for missing rent and attorney fees.
