Last but not least, I never believe building relationships with sellers will work, but my staff has proved me wrong with time.

If you're willing to take 100% responsibility for schedule failures (including compensating me and my regular trades if yours screws the pooch) and quality problems (Including me making extra trips), then we can talk about it.Usually, people hear that I'm going to backbill them for every extra hour I, my staff, or my other trade partners, spend dealing with any problems created by their hire and they suddenly don't feel so strongly about using their uncle Bill to do paint...

Every day brings new projects to deal with: you'll have maintenance requests, personal requests, pet issues, parking problems, utility hassles, clean up duties, staff conflicts, and many many more things to keep you occupied.

You will likely still have to make sure your staff and partners are in line, on site inspection when your tenants vacate, spend time keeping in the know of the markets you operate in, meeting your bankers regularly to make sure your wheels are juiced, etc etc.

Certainly worth a closer look.You really need to see inside that third unit, unless you're willing to take on a meth lab or who knows what.You might consider two offers.
