If these have the 2 position's to make up the puchase price, how can I use BiggerPocket's in finding the 2 lender's to satisfy each position to purchase the cash flowing property?

Demand has stayed consistent this year and end of year has been crazy busy with tax depreciation purchases or value add. 

I know that generally 20% down is required when purchasing an investment property.  

They need to speak with a lender who can pull their current entitlement charged for the current loan, and then they need to tell the lender what County they want to buy in and how much of a home and downpayment they plan to purchase.  

There are a few things to keep in mind when purchasing a secondary home.

Purchase price: $35,000 Cash invested: $20,000 Sale price: $95,000 Fix and Flip, Purchased from a neighbor that bought it from an older couple that could not take care of the home or themselves anymore.

I take it to mean you have someone willing to invest money into an entity you own as an unsecured note at 5% interest plus a cash flow participation on property you purchase?  

Purchase a smaller multifamily that you can get into for $1.5-$2.5mm.
