He suggested a Partnership called "Tenants in Common" as a way that you keep control no matter what you contribute on a property's price and have different agreements with all Partners regardless of their percentage of their contribution of the purchase price.Whatever you do just be careful, understand it, and feel good about the Partnership or anything put in writing that's a business liability of your personal involvement or responsibility whether it's monetary or not.Good luck to you!

I've now had my license for two weeks, joined Keller Williams, and am struggling to get in enough time blocks outside my current marketing work/family responsibilities just to set up my real estate agent systems (MLS, CRM, training, website, social media, etc.) 

The adjuster says over the phone that they do not think the tank sweep company should be responsible for any removal costs which could go into 5 figures.

I have a tenant from hell who will go to any length to prevent access to the property.  Now she says she has complained to housing department (in VA) about bats in her bed room.  What am I supposed to do?

Since it is your first exchange believe me you want responsiveness and experience over saving a buck or two.  1031 is not a DIY and you should have support and coaching throughout the entire process start to finish and beyond.One place to ask would be at your local title company. 

Tenants are still responsible for the unit rent until a new tenant is found, or until the end of the original lease, whichever is sooner.
