There are also laws about sharing or paying non licensed individuals money to bring in investors is that not correct ?

Investors look for the “sponsor” to have a track record; so to do so you would probably have to start small, convincing a few friends or acquaintances to provide limited private funds.  

I also got a separation clause to allow me to sell them individually, if needed, thus we gave value to each, with 20% equity in each.In my case, I was able to cash flow about 6% COC. however, I did pay market price.

NOW what you do with those is up to the individual not everyone is cut out for this business you can only have so many top producers..
