In my market, median price for SFH is around 270K and median rent is ~1750K.

You’re not getting paid to buy it so it wouldn’t go through your broker but you better make sure you disclose you’re an agent to the homeowner in the contract.

Highest accuracy in the business as they actually update their data daily.

In metro NYC, it's around $275/$300 all day. 

You could do better in my opinion.

For larger jobs, in quarterly draws.

Currently living in the other unit which is a 2 bed one bath.

You can determine what a decent salary would be for someone in your market and then reverse-engineer to see if what you're paying as a salary, plus the projected performance commission, will get you there.
