I am still discovering the different issues that I will face eventually and trying to find answers.

I haven't had vacancy issue so far for the 3 months since STR to MTR, but I'll be entering slower months (is there slow months for MTR?)

I initially went looking for lenders through BiggerPockets, but that is where I am running into the investment minimum issues.

The HoA can issue a citation for the yard being full of weeds and that they would be responsible for paying the fines. 

You need licensed contractors and permits for electrical, plumbing and for major things, someone who knows how to put a roof on and address foundation issues.

Rehab took longer than expected due to contractor issues but we were able to find a new contractor, complete the work and get the property sold.

@Seana Yates FYI, these issues/conditions should be covered in the Operating Agreement of the partnership. 

So far the issue is no PM wants to actually handle leasing the property with the option.

Also, I only take care of the inside of the unit so very little issues there, so less expense.My SFR's are different in that I need to have some money to address major issues, like Roof repairs, painting (inside and out), etc. 

Another thing I struggle with is that at one point the big house where my son grew up was 800K, and now its only 550k, so that's another issue I am having in addition to an emotional attachment to that house.
